Our smallholding farm is set on 22 acres in Devon’s beautiful rugged and rural countryside.  Nestled into the landscape at approximately 550 feet above sea level, Westyard Farm sits between Devon’s two major National Parks, Dartmoor and Exmoor.  Although remote, we have easy access to the major trunk roads, M5 and A30 in the south and also the North Devon Link road.

Westyard Farm is equidistant from Exeter and Barnstaple, sited on the outskirts of the quiet village of Ashreigney.  On our doorstep are the market towns of South Molton, Great Torrington, Crediton and Oakhampton.  A hop away are the award winning beautiful North Devon beaches including Westward Ho!, Clovelly, Braunton, Saunton, Croyde and Bude. For cyclists and walkers, we are ideally placed to access the Tarka Trail, and for nature and wildlife enthusiasts we are incredibly lucky to have RHS Rosemoor only a 15-minute drive away.

Our holiday accommodation has been architect designed and purpose built specifically for self-catering holiday makers.  We offer you the opportunity to enjoy a simple slice of Devon life and relax in our quiet and peaceful environment.

On our working smallholding farm we have small numbers of stock including sheep and cattle, as well as hens, turkeys, pigs…not to mention the dogs, cats, two ponies and ducks.  In our spring calendar we feature lambing and during early summer we make hay.

Our Wiltshire Horn lamb is slowly, lovingly and naturally grazed on open pasture land. The lambs are smallholder bred using hands on farming practises. This native English breed produces excellent meat which is dense, lean and tasty.  Our meat can be purchased from the farm office.

Our Dexter cows are were purchased, in calf, in late 2017.  In early summer of 2018 they both gave birth, one to a bull calf and the other to a heifer calf.  All four graze together outdoors.  The two mothers are horned, and quite friendly, mainly to see if you have a bucket of food, but soon lose interest if you haven’t.

Turkeys have free roaming in the kitchen garden orchard for a few months to scratch about and feed as naturally as possible.  The hens are also in the kitchen garden and produce wonderful fresh eggs daily.  These are used in the farmhouse kitchen for B&B breakfast guests or on offer to guests staying in the self catering accommodation.  Our pigs snuffle outside in a secure run, to ensure they don’t eat the vegetables!  All our animals are given a great environment to live in, with as natural grazing as possible to ensure happy animals produce healthy meat.

Eco

All the properties have low energy appliances and are fitted throughout with LED lighting.  We have an array of solar panels on one of the south facing barns that can, on a sunny day, provide all our electricity and export any surplus to the national grid.

All of our heating and hot water is provided by a fully renewably sourced pellet fed biomass boiler.  Both of these systems are Ofgem approved.

The Farmhouse has been recently renovated to a high standard. Bed & Breakfast accommodation includes one room with super king size bed, and one twin room.  Provision for one small child could be made with either a travel cot or pull out mattress.  Both rooms offer ensuite facilities (underfloor heated & heated towel rail) with toilet, basin and walk-in shower.  Towels, sheets and all other bedding are provided.  A breakfast menu is offered to include a traditional cooked Farmhouse breakfast with locally sourced goods and food miles kept to a minimum.

Set within the bounds of the original Victorian farm orchard, this newly built fully detached holiday home has a spacious open plan living area featuring a fully fitted kitchen, dining area and comfortable sofas looking out through the floor length windows to the meadow beyond. The cooking facilities include microwave, grill oven, main oven and induction hob.  The island unit houses all the bits and bobs you need on holiday including egg cups.  A family sized dishwasher together with complimentary eco-dishwashing tablets are provided.

A downstairs cloakroom contains a washing machine and tumble drier.

This old stone & cob barn has been renovated to provide very comfortable self catering accommodation.  Westyard Cottage sleeps 4; one double room with shower & toilet ensuite and one twin room (bunk beds) with shower & toilet en-suite. There is parking for two vehicles.

The kitchen incorporates an induction hob; oven/grill; compact dishwater; under counter fridge with freezer box; cupboard storage and all the crockery & pots and pans you will need.  Central heating radiators downstairs and in bedrooms upstairs provide a background heat while a woodburning stove in the living room will give you that cozy glow throughout the winter months (logs all provided).

In the cloakroom there is an iron & ironing board and a washing machine.  The cloakroom leads to the back hallway for boots and coats and a back door gives you access to the farm yard.

Westyard Cottage has a traditional peaked porch over the front door and a sandstone terrace adjacent with seating to enjoy the wonderful views across our meadows.  Sit with a morning coffee and watch the sheep graze the meadows, alternatively enjoy an evening BBQ watching the setting sun.
